How it works, who funds it in Ohio, and what to ask before you sign.

What Halal Financing Means

In Islamic finance, paying or charging interest (riba) isn’t allowed. Halal home financing replaces interest with a different legal structure. Usually a partnership, a lease, or a marked-up sale. The result still gets you to ownership, just without an interest-bearing loan.

The Common Structures

Murabaha: the lender buys the home and resells it to you at a known markup, paid in installments. Ijara: the lender holds title and leases the home to you; ownership transfers at the end. Diminishing Musharaka: you and the lender co-own the home, and your monthly payment slowly buys out their share. Most US lenders use Diminishing Musharaka.

Lenders That Fund in Ohio

A handful of US providers offer halal home financing in Ohio. Guidance Residential, UIF Corporation, and Devon Bank are the most commonly cited. Availability and terms change, so always confirm directly. Ask about their Sharia advisory board, the fatwa backing the structure, and any geographic limits.

What to Expect on Timeline

Plan for the financing side to take a little longer than a conventional mortgage. Sometimes a few extra weeks. Some sellers don’t understand the structure, so the offer and contract may need explanation. A good agent makes that part easier.

Costs to Compare

The all-in monthly payment with a halal product can be close to a conventional mortgage, sometimes higher, sometimes lower. Look at the total cost over the life of the contract, not just the headline rate. Closing costs and required down payment can also differ.

Questions Worth Asking

Ask the lender: which structure are you using? Who certifies it? What happens if I want to pay off early? What are the late-payment terms (some structures handle this very differently)? Can I refinance later? Will the contract transfer if I sell the home before the end?
